New ADU Rules for Fayetteville Arkansas

New rules governing Alternative Dwelling Units were passed by the Fayetteville City Council on May 6th, 2025

Fayetteville City Council amended the rules governing Accessory Dwelling Units (ADU) May 6th, 2025. The changes give homeowners new options for investment income as well as a means to accommodate multi-generational households.

What is an “ADU”? ADU stands for Accessory Dwelling Unit which is an independent living space attached or detached to a single family home (SFH) on the same lot. Common examples include a guest house, carriage house, mother-in-law suite or attached apartment.

The new rules allow for up to two ADUs on the same lot as the single family home. The total combined square footage of both ADUs can not exceed 1,200 square feet. Up to three unrelated occupants can occupy each ADU. Both of the ADUs can be either attached, detached, or attached to each other. No additional parking spaces are required, nor are additional sidewalks required. There are rules governing the design and orientation of the ADUs.
