That’s just what happened with my client who was on a quest for lakefront land on Beaver Lake. He needed 20+ acres zoned for a boat dock which is very difficult to find. So how did we find the land pictured above?


Facebook Real Estate Groups
Almost every locality has Real Estate related Facebook Groups. I posted to two different Beaver Lake Properties groups describing my needs and had a reply within a few hours. I arranged for my client to see the property and after a thirty day due-diligence period, we closed on this amazing land! The good news is there are several active Facebook Groups for property in Northwest Arkansas.

Expired Listings
Another often overlooked source of great property is expired listings. Another great client was looking for a forever home to accommodate his growing family and weekend visitors while being on a strict budget. This amazing home in Prairie Grove built in the 1970’s had recently expired - meaning it hod failed to sell while available to the public on the MLS. With expired listings, owners usually wish to sell and are often frustrated after spending 6-12 months on market. We secured this home for $99/sqft and my clients used the savings to conduct an spectacular remodel. The easiest way to navigate expired listings is using a real estate agent who has access to the MLS database.

Golden Letters
Mailing a letter to property owners is another great way to find potential sellers. My clients had kids planning to attend the University of Arkansas in the coming years and wanted to invest in a rental property walking distance to the University of Arkansas. I drafted letters and used a program called Land Voice to aggregate homeowner names and addresses for neighborhoods near the University. I mailed about a hundred letters and received three replies from owners of off-market properties!

We are now under contract on this amazing four bedroom home less than 1 mile to the University of Arkansas near the UA bus route and Razorback Regional Greenway. (below)
